FAQs

Do I need to call the REALTOR® the home is listed with to book a showing?

No, this is a common misconception. A licenced REALTOR® can show you any home on the MLS, even if it is listed with another company. It’s best to select a REALTOR® that you feel comfortable working with and view all potential homes with them. Building a trusting relationship is very important when you’re dealing with a decision of this magnitude. The more we get to know our clients, the more tailored and fulfilling the buying experience will be. There is also a difference in the obligations owed to you by the REALTOR® if you are a client vs a customer. 

What does hiring a REALTOR® cost?

As a buyer, using a REALTOR® is usually no cost to you. In most cases the commission received by the REALTOR® is paid by the seller. 

How much are closing costs?

There is no exact answer to this question as every property and every contract is different, however, you can plan to pay somewhere around 1.5-2.5% of the purchase price in lawyer fees.

How do I time the market?

Trying to time the Real Estate market is like trying to time the stock market. Although it is difficult to do, the more involved with the day to day dealings you are, the better you can read it. We always have our finger on the pulse of Real Estate and can help guide you through ever changing markets. We’ll show you how to make the most of the current Real Estate market, whether it be slow with lots of homes available- or fast paced with limited supply.

What are the steps of the buying process?

• Obtain a Mortgage Pre-Approval Letter.

• Meet with us to go over your wants and needs for your new home (location, size, number of bedrooms/bathrooms, etc). Sign the ‘Working With A Realtor’ form & ‘Buyer’s Agency Agreement’ form.

• We will search through all current MLS listings and send you the properties that best suit your needs.

• Together we will view the properties you’re interested in and go over all the pros, cons and any red flags. (We are required to follow all mandatory Covid-19 protocol. PPE will be provided by us for all showings).

• Once we find your Dream Home we will walk you through the offer process and help you negotiate the best possible price and terms.

• After the contract is signed, we will assist you in completing all the conditions. 

• Provide you with helpful moving checklists.

• Complete the Pre-Close Inspection and final closing at the lawyer’s office.
